One of the things I’ve realized is the true value of owner real estate is the power of leverage. A lot of people don’t understand that leverage really is the key in anything that you do. The types of properties you want to buy are almost infinite, and there are plenty of different ways to buy them.

How do I buy properties?
I put 20% down, and the bank loans me 80%. For the next 30 years, I’ve got someone else paying that debt back for me, and I’m getting some cash flow from the property. It’s putting money in my pocket, and the tenant is paying down the debt. That’s a great form of leverage because I am partners with the bank, and it is very popular route to take to own investment property. It’s not the right way. It’s not the wrong way. It’s just my preferred way.
As a new investor, the most important thing you can do is to sit down with someone who has experience in real estate investing. I offer to sit down with people and have a strategy session with them to see what their goals are and how they align with our business.
You want to make sure that your goals align with the people you use for guidance and/or management. It is a huge advantage to have someone to help you:
- find a good investment property
- get the property ready
- find a quality tenant
Doing things the right way will help you get the most money out of it over the next 20-30 years. That’s really the key.
